Consider these two scenarios.
You are hiking up a small coastal valley with a spring-fed stream gurgling its way to the ocean. As you cross over the stream and begin the ascent up the mountainside, your path takes you through a six-foot high salal forest with songbirds twittering in its branches. The terrain opens up to an ancient spruce forest with old-growth trees that are 30 feet in circumference. A little further up the trail, the terrain levels out and you are in a mixed forest. Deer and elk trails criss-cross the forest floor. On a little spur trail, you emerge from the forest and are standing next to a pristine, fragile mountain meadow. Wild flowers abound and the grass is still flattened where the deer rested for the night. A few steps further, and the whole expanse of the Pacific Ocean comes into view. As you look north, the village of Yachats looks as if it were in a picture postcard.
Now imagine this.
The mountainside has been denuded of all trees. A 20- foot asphalt road snakes its way to the top of the mountain with glaring cuts being made into the hillsides. A steel gate is visible from Highway 101 blocking access. A huge “Private Property” sign stares out at passersby. Perched on the top of the mountain is a huge McMansion. The lights are always on, but no one seems to be home. Wildlife slinks around this property seeking shelter elsewhere and wild flowers have become extinct after their fragile meadow environment was destroyed by bulldozers. The view to the ocean is spectacular, but only the McMansions can enjoy it.
Most of us would prefer the first scenario and View the Future has the “once in a lifetime” opportunity to purchase just such a 40-acre parcel of property located at the southeast border of Yachats City limits. A conservation easement would protect this property from development forever. A trail easement would make this property accessible to the adventurous hiker and protect wildlife habitat. Our great, great grandchildren would still be able to enjoy the uniqueness of this property.
